COMMERCIAL MANAGEMENT:
Fifth Management is experienced in the operation of commercial properties including office
buildings and warehouses. Office buildings currently under management by Fifth
Management are both multi-tenanted and single tenant. Tenants include professional
organizations, restaurant, government agencies, real estate companies and various service
providers.
Our company works closely with its commercial tenants to ensure a professional business environment and to cultivate long term relationships.
MULTI-FAMILY AFFORDABLE HOUSING:
Fifth Management presently manages multi-family affordable housing properties subsidized
through USDA-Rural Development 515 housing programs. The company also has a depth of experience in managing HUD financed properties; project based Section 8 subsidies; Low
Income Housing Tax Credit and Federal Home Loan Bank subsidies. Under these many
programs, it is the responsibility of the management company to ensure strict compliance
with income and rental rate limitations. Fifth Management uses sophisticated automated
systems to track compliance and produce reports required by these many organizations. The
staff of Fifth Management takes great pride in the services it offers to the residents of its
affordable portfolio properties and works closely with each resident to ensure a safe and
comfortable living environment for them and their families.
MULTI-FAMILY CONVENTIONAL HOUSING:
Fifth Management also has extensive experience in the management of conventional rental
housing units. Fifth Management and its affiliates have managed over 1000 units of conventional housing with the primary focus on aggressive marketing and leasing to
maximize the bottom line for the owners.
In all instances, conventional properties have appreciated in value and generated returns for the owners under the direction of Fifth Management and its affiliates.
REAL ESTATE FINANCIAL CONSULTING:
Fifth Management has assisted in applications for tax credits from government housing
agencies and has arranged for subsequent loans as necessary to restore and improve the
long term stability of many properties. The Company has also worked closely with owners to
complete the refinancing of multi-family properties as well as commercial properties.
CONSTRUCTION AND DEVELOPMENT:
Fifth Management and its affiliates are experienced in completing new construction and large scale renovation projects and can assist property owners with capital improvements and substantial rehabilitation of aging properties.
